3. Listing your property on several of the biggest local reliable property websites *for unlimited term.
4. Visiting local agencies we trust (in person) or agents chosen by you, and presenting your offer to them, including documentation and description of the property.
5. Contacting with third parties on all the matters on your behalf while your estate is listed by you for sale.
6. Consulting you on tax issues and VAT issues on property deals in Bulgaria. * Limited Service.
7. Bankruptcy law; Insolvency and Liquidation of companies after re-sale of Bulgarian assets.
8. Translations of Bulgarian documents (Title Deeds, sale contracts, company documents, etc.).
In addition, we can offer you full assistance for the sale procedure:
- obtaining the documents for the preparation of the sale procedure (scheme and tax evaluation for the property, inheritance documents in cases where needed, duplicate of the original Title Deed if needed, etc.).
- legal investigation about the status of the Bulgarian property - namely for lack of any burdens, encumbrances, mortgages, special pledges, etc. Obtaining certificate for lack of burdens for the property, in order to ensure that everything is in order.
- preparation of POA's for the parties involved in the sale in cases where they prefer to save from travel expenses and not to visit Bulgaria, as well representing you through the whole procedure;
- negotiations with the other party when needed and preparation of preliminary and other contracts to oblige both parties.
- If you prefer not travel to Bulgaria for the property transfer - actual signing of the Title Deed on your behalf and receiving the sale price on your behalf and transferring the sum to a chosen by you account
- closing batches related to the sold property, opening local bank accounts;
- Cheks of registered local companies' for existing tax obligations (unpaid annual taxes and/or fines, undeclared properties - and other issues that may prevent a proper sale of Bulgarian property). Sorting out tax liabilities (if any) and payment on your behalf any outstanding taxes related to the Bulgarian property;
- viewing trips when requested; showing your estate to a prospective buyer
*this is part of our work, which comes upon successful finding of a prospective buyer; quotation for our fees will be given for each particular case and depends on what scope of services you have used in the past. We can also assist you with a number of additional services if you are not planning to resell the property in the near future by:
- assisting our clients with choosing the most convenient offer for insurance of their Bulgarian real estate;
- for owners of apartments - complete and detailed assistance regarding your position as a co owner according to the requirements of the Floor Co ownership Act (arranging the position of the general meeting of the co owners, electing manager and arranging the registration of the co owners in the registry of the owners in the local municipality)
- contacting and arranging contract with property management companies on behalf of the whole co owner community (please note that if you have bought common parts this automatically means that you are a co owner regarding these common part and it is compulsory a general meeting to be hold in order to determine the manger of the controlling body)

IF YOU ARE OVERSEAS REAL ESTATE AGENCY:
Bearing in mind the conclusions we have made about the current property market We realize that successful property deal depends on the line of trust between the seller and the buyer, and on the other hand - in ensuring a straight proper real estate deal. This is why we can offer the following services for foreign property agencies which may be interested in offering Bulgarian properties to their clients:

5. Escrow Agreement (secure payments) *Limited Service
6. Signing on your behalf and exchange of contracts.
7. Official correspondence on your behalf with third parties (sellers, developers, agents, etc.).
